The Flavors of Real Estate Investing

Even an experienced investor may specialize in a certain type of real estate business. Putting this question to such an investor may result in an answer that is factored upon the type of work in which the investor specializes. If we put the same question to five different types of investors, chances are that each investor will have a different answer. Let us illustrate this further.

For one investor, real estate would imply maintaining a portfolio of investments that is built up by buying properties with potential of appreciation in value. These properties could be sold at the right time to make a capital gain. For such an investor, real estate investing means trading in properties to make a profit. The second investor may understand investing as buying and holding for the purposes of generating residual income from rent. Such an investor would earn income by letting out properties, managing rental income and spending money on the upkeep of properties.

The third investor may find buying high profile and high value properties an attractive option.

This type of investor would invest in commercial properties such as office complexes, hotels, shopping centers and malls. This type of investor may be interested in high value and high return properties and would be willing to bear the additional risks that such properties may entail. A fourth type of investor may prefer to take a low value or neglected property, spend money on renovation and turn the property around by making it an attractive investment option. Such an investor would like to build a property from scratch. There are a number of people who have construction or project management experience and the knack of visualizing what a property could be after it is renovated.

Yet another type of investor may actually consider the formation of partnerships, trusts or the sale of mortgages and other property related financial transactions to be real estate investing. The fact is that all of the above are different flavors of investing. There may be investors who have worked at a cross section of real estate investing and may be experienced in one or more of the above types of investments in real estate. Over a period of time, investors will tend to specialize in an area that is suitable to their abilities, skills and investment potential. As a potential investor, you can also determine which type of investing you would like to work with.
